Moving to HK from London

I'll be moving to HK in the summer with my wife and am looking to buy an appartment. I would like to be in a newer building, with clubhouse facilities, which at the same time could be deemed a good investment property. Any suggestions? I will be working in central so would prefer a commute of no more than 30-45mins.

Would mostly depend on your ability to finance the downpayment and secure a bank. If you're moving with a bank .. should not be a problem.

You can get some very decent deals if the 30 minute communte involves an MTR ride. Your options might be restricted if you want to drive or stay close to work and take a cab / bus.

what is your budget?

HK property is very volatile compared to some places. You can make a killing or lose a fortune.

I bought my flat last year and from the title deeds, it would appear the couple I bought off lost 40% on the sale.

thanks Knowitall. downpayment is not a problem, monthly outlay could be up to HK$20000-25000. No problems about taking the train, hear the transport system in Hong Kong is very good and reasonably priced.

Dave,

I would recommend Island Resort in Siu Sai Wan.

Has what you want and fits into your budget.

Island Resort Apt, Chai Wan

6 to 6.5 million will get you a nice 3 bed room apartment with sea views. Perhaps 1200 + sq. ft.

Because it is quite new and such a large estate, it is easy to sell on and is a good piece of investment property.

Check out http://www.gohome.com.hk/ for pirces and more info on HK property.

My strong suggestion would be not to buy a property, or to consider it, until you have been here for at least 6 months.

For example, I could point you to an online brochure of brand new modern high quality flats for far under that budget with state of the art club house including 5 pools, bowling alleys etc etc with excellent highspeed transport links into Central. All looks great on paper, but it also has by far the worse air quality in Hong Kong. Might work for some, but not for others and that is a decision only you can make.

The age of buildings in HK makes a BIG difference to price. Get something bigger, cheaper but older? Or smaller, newer and far more expensive?

Good luck and happy house hunting.
