Modifications to flats

We're moving to HK island soon and are considering some older flats that might need some modernization (e.g. upgrading of kitchen cabinets, replacement of pink or aqua toilets, etc.). Are such things typically negotiable with landlords? If landlords are unwilling to spring for such renovations, will they be likely to be amenable to such improvements if we make them at are own expense? Does anybody out there have any experience with this sort of thing?

When I originally arrived, I looked at a couple of places where tenants had added or removed entire walls, so depending on the landlord it is possible to do things yourself. However, if asked to do so, you're bound to reverse any changes you've made when you leave. Also, you have absolutely no guarantee that you're going to get your money's worth. Once the lease is up, or as soon as it hits the break period, the landlord could decide that they can now get far more rent for this nicely renovated apartment and hit you with a huge increase or notice to leave.

Thanks for the reply. Since you are the only one I've heard from I'm taking that to mean that not too many folks out there have undertaken improvements themselves. I guess we should really press the landlord to make the improvements themselves as part of the lease.

If you strike it lucky and find an easy going landlord you could very likely come to an agreement where for a slight increase in rent he/she would pay for the renovations. Bear in mind that should you go ahead and redecorate yourselves you should notify the landlord otherwise he/she may make you undo all those holes you drilled!
