Lease agreement

Hi guys,

Is it normal to pay two months security deposit plus the first months rent in adance?

KIA, do you know where this money goes while its on deposit?

Do the owners need to lodge it into a trust account or with the Housing Board, or do they keep it in their normal account? Just wondering how 'safe' my deposit is with the owner?

saltwater : to be brutally honest, the money is not safe. I've lost money with a previous landlord who went into bankruptcy.

Thanks KIA... bit of a worry there. Maybe the best way to get your deposit back is to just stop paying rent for the last two months and pay them whatever you owe them after you move out?

Most of the time tenants want to do this but it is usually worded against their favour. You wouldn't like it if you were a landlord too. Besides the contract stipulates that the deposit must be refunded.
