Getting the security deposit back

This is a question for anyone who stayed in a serviced apartment when they first arrived while they were looking for something more permanent:

Is it reasonable to expect to get the entire security deposit returned to you at the end of your stay? (as long as there is no damage to the flat).

I know that here in Vancouver, some landlords automatically keep a portion of the security deposit for carpet cleaning, etc. I am only staying one month and want to get as much back as possible. Thanks.

My husband stayed in a serviced appartment for two months and the entire security deposit was credited to his bank account few days after he left.

I heard that in Germany, the landlord even has to return the security deposit with interest.


After bad experiences in China, where I couldn't find the landlord after moving out, I don't pay the last two months rent to "use up" the security deposit.

On the last day I hand over the keys and show the landlord around and we record anything that is worth mentioning - unpaid electricity, etc. Then I pay in cash and get the release immediately from the landlord.

In London, you stand a good chance of forfeiting as much as 50% of your security deposit. Landlords will use any excuse.
Including - the walls are looking tired :-)

I would be interested in hearing views on Hong Kong apartment rental security deposit issues as I plan to rent as well.

I've rented 7 times and each time got all of my deposit back. You need to be firm with the landlord and play by the rules yourself. Pay rent and all the bills on time. Prior to leaving get final readings from the utilities, pay them off and get receipts.

Thats a pretty good record DB or should i say you are lucky enough .. Otherwise no matter how prudent you are, many landlords find excuses and take a chance to test your patience and follow-ups..
