Property agents: sharp practices?

I'm moving to HK and am trying to find an apartment via an agent. They have asked me for an "initial deposit" before the owner has signed the contract. They are also being evasive about the owner's whereabouts and intentions. Am I right to be wary, or does this sound normal for HK?

don't do it, its a common request to show your intention, but you're not obligated

I also really wouldn't recommend choosing an apartment remotely before you come to Hong Kong, which seems to be what you are doing. Come here first, get a feel for the different areas and types of apartment, stay in a hotel or serviced apartment for a while until you are sure what you will like. 14 months is a long time to live somewhere that you hate the first time you see it.

Thanks for your replies. I realise that I wasn't obligated to pay a deposit, but thought I would just to secure the place (had already viewed it and liked it). Anyway, the owners have now agreed to sign a formal agreement.

Just another case of real estate agents being unable to serve two masters, i.e. owners (who may not even want to rent) and tenants.
