Commercial Deed/Residential Use?

I'm just looking at flats to buy and am noticing that a few are commercial units changed into apartments.

Was just wondering from a legal perspective if this is allowed before looking at any?

Anyone out there know the answer?

There was an article in the SCMP or The Standard a week or two ago discussing the trend of commercial properties in Sheung Wan being converted for residential use.

If I remember correctly, one of the agents said that it was technically illegal - but the only way that the government would actually do something about it was if one of the existing tenants of the building filed a formal court order complaining about it.

So you should be fine as long as no one complains but you bear the risk that they may kick your residential tenant out, if it comes down to it.

Are there any property lawyers here who could give a better answer?
