| Rental Issue Hey all, So here is the situation: I had a tenant move in to a house recently. They advised me they have 2 big dogs that are moving in with them. Issue is we offered them a contract with 2 dogs on it, but now they somehow have 3 even after we confirmed two was all. They are now unwilling to sign the contract and said they will find another place. My question is can I ask them to move at any point? If they don't move by the time I tell them what can be done? I will be refunding deposit and everything, so this is a non issue, but I need to get them out ASAP if possible and I need to get an idea what is reasonable for me to expect. They do not have ANY contract with me except a receipt for the deposit and rent they paid. Any ideas on this? |

| I would imagine there are legal, practical and courtesy aspects. Legally, I think you can ask them to leave with immediate effect as there is no contract. Practically, a month is enough (my opinion). Best would be if you can agree on a time but that is not always possible. |

| how could you let them move in without signing the contract. if no contract is signed then you can tell them to move immediately. they screwed up the agreement so kick them out. |
