Here's some info on Disco Bay.

Discovery Bay Residential - At Home - The Property Professionals

And Sai Kung is bus only, I think.

Sai Kung is mini bus and MTR most likely. 40 mins possible if no waiting for either. Budget may be an issue though.

It depends which is the biggest issue travel time, budget or accommodation expectations. I suspect that it will not be possible to satisfy all in Sai Kung/Clearwater bay

30K can get you a renovated village house that has been done up in western style, all 3 floors (ground with garden if your lucky/middle/top + roof (total 2100 sq)) in clear water bay. Mini bus ride to MTR station takes <10 mins then its MTR all the way to central which should take aprox 30 min from Hang hau Station. The beach is 5 mins away, fresh air, country park 10 mins away. Large Park N Shop mostly catered to westerners.

Good value for money is Hong Lok Yuen, Taipo.
There is good train service and the rents vary form $15,000 to $75,000 depending on what you want.
A 2000 sq ft house costs from $38,000 to $45,000

You may also consider Park Island. The friendly community has a good mix of expats and locals which many have either babies or pets which helps in making friends... To central , you can either commute on the ferry (20-25 min ) or by the real estate bus and then MTR for about (30 min). Transportation cost is 1 time cheaper than Discovery Bay and since it is on a small island, the beach is only 2-8 min walk depending on which block you live. ( It is a public beach but it feels like a private beach...)
All apartments are new about 0-5 years, and many have 360 degree sea view with Tsing Ma Bridge.

Main drawback is that you cannot drive into the island. ( like Discovery bay) Only the ferry/ or the real estate's bus which runs every few mins can goes in and starting around May/ June, seems like taxi wll be able to go in from mid-night to early morning....

There are also quite a few apartments with about 1500 sq' ft which will rent for less than HK$ 30,000/m. There are lots very nice facilities including indoor swimming pool andoutdoor pool, children playrooms, many outdoor children parks, large running area for children, private bowling ring, library reading area, music rooms, dance rooms, gyms, barbecue area facing the sea among many other facilities, classes set up for children........

There is a Park n' shop superstore with restarants for general everyday needs....

The whole development kind of remind me of living in a condo in the bay area in California...instead oof living in Hong Kong....

There is no train from Hong Lok Yuen. It's probably 10-15 minutes away from the train by car. Then the train to Central has to be pushing an hour.

Personally I wouldn't move to Hong Lok Yuen. The houses there are old and they are actually quite run down.. plus they don't look good.
