I work with a few people who live at Dynasty Court and they seem to like it. Another couple I work with recently moved to Parkview from Dynasty Court when their baby got a little bigger because they said the facilities for children were better. At either property you should be able to get about 3000sf for your budget.

The High Cliff and the Summit both have large and beautiful apartments, but the only people I know who live there don't have kids, so am not sure about facilities for children. The properties themselves are somewhat more isolated by Hong Kong standards than a place in the mid-levels. Commute time to Central will be about 20-30 minutes door to door in the mornings - traffic from Stubbs Road to Queens Road can get pretty bad.

we live in dynasty court and absolutely love it. my husband also works in central and conveniently takes the dynasty court shuttle bus to work everyday - it's takes less than 10 minutes.

we don't have children yet but i see a lot of families with children here. there's a fantastic clubhouse with lots of activities & classes along w/swimming pools and playgrounds.

You have a lot of options, don't be nervous at all.

Both are within your budget.

Both are highrises, but in Hong Kong, they have clubhouses that make up for being stuck in an urban dense area. Quite often they will have pools, gyms, activities for kids, helpful staff and lots of other amenities.

Umm- again, the question is, can you keep what you don't spend? Because if you don't mind living a ferry ride away, for ex in Discovery Bay, you can get lots of living space, beaches, green views, hiking, etc, for lots less than your allowance and keep a tidy sum on the side.

Many people like DB, it's really a suburban place, very very western. No cars, only golf carts, untainted views and everyone's nice.

You could also live in Stanley for your budget, but that will require a drive in and out of Central, altho the drive isn't that far. Sai Kung is beautiful and expat oriented but it's a longish commute.

It sounds Dynasty Court is good choice. We will check it out. I guess the chopstick may not be kids friendly and it probably out of our budget range.
