Hi I am relocation to Hong Kong for 12 months.

I have two young children and will require 3bd accommodation.

I have a budget of 80,000HK to include furniture etc.

Planning to stay on either on the north of Hong Kong Island or Kowloon close to public transport.

Serviced apartment looks okay but there doesn't seem to be many 3bd places.

Any ideas.

Is that HK80,000 per month? Or for the full year?

If you're only going to come for a year, would you consider a serviced appartment? For that budget you could try Parkview, which is close to the north of HK island and has excellent facilities for young families, a super pool, lots of kids activities.
Otherwise, the midlevels seem to be a good bet in that budget.

At 80K you have a whole load of options... Ignore the 12 month thing, as you can get a 1+1 year lease and can serve the notice at the 12th month, and loose 1 month's rent.

Good locations I can think of... (assuming you're working on HK Island)

South Side: Parkview, Repulse Bay
Pokfulam: Bel Air, Lower Baguio Villas, Scenic Villas
Mid Levels: Tregunter, Branston
Mid Levels East: Bamboo Grove

That's an understatement.

Might be easier to list places you can't get in with 80K/month.

Serviced apartments look good as my work will cover to provide a "furnished apartment up to $HK80,000/month". So serviced does have it's advantages of including utilities in that amount. There doesn't seem to be many 3bd serviced apartments ?

Parkview and De Ricou (The Repulse Bay) have 3 bedroom serviced appartments.
Also, most serviced appartments don't have "helper's quarters", ie a maids room, so if you want a live-in helper, you should take that into consideration.

I stayed in a serviced apartment for my first 3 months and there weren't many bigunits and those that did exist were hard to come by.
Serviced should include utilities, maid service and a limited number of linens. Like being in a hotel.
