| I think it is just coming onto the mkt now and rent is around 20K for a typical 2 bedroom, but there are quite a lot of layouts for 2 bedrooms in the Zenith. |

| Pets We are moving in a few weeks and I need to find a place to settle long term. I really like the location and the amenities of the Zenith and think that this building would be ideal for us. Unfortunately, we also have our little dog to think about. Does anyone know whether pets are permitted whether there are places nearby that would be good for walking our dog? |

| pet friendly Not sure about The Zenith's policy on pets. But for a nice apartment, convenient location and pet friendly (with area for pets), try The Grand Promenande at Taikoo/ Sai Wan Ho. Near MTR, many restaurants + shops around, great facilities, good harbour view and pet friendly |

| Saw two units today at the Zenith: Tower 2 $21.5k for a 605sqf Tower 3 $19.5k for a 658sqf Very unimpressed. Obviously all brand new furnishings, but the bedrooms and living rooms are absolutely tiny, the lobby areas and facilities are nice but even for a single gweilo definately not enough room to swing a cat. |

| Living in a shoe box Get used to the small sized apartments in HK! Generally apartments are about 20-35% smaller than their stated area becaise of an interesting concept in HK called gross and net area. The area that you see advertised is ALWAYS the gross area so you will be dissapointed time and time again. If you want something equivalent to a 1 bedroom place in most western countries you would be looking at about 65 sq metres or net floor space -> which will be about 700 sq ft NET ie about 950 sq ft. In HK a 900 sq ft apartment will be fit for a family of 4 plus maid and possibly in laws so will usually be a 3 bedroom place with ensuite. The Zenith that you looked at supposed to be at 80% utilisation ie a gross space of a 650 sq ft should give you a net space of about 500sq ft then you need to take out the balcony space and window ledges so you probably end up with about 450 sq ft. |

| Timbuktu speaks the truth. Just went back to view another one, this time pleasantly surprised as has a much better sqf utilisation, and managed to get $3k off the asking from the landlord. |

| One I'm referring to is Tower 2 Heard the landlord dropped another $1k off the price for me, so $25 asking down to $21.5 so many landlords just received keys they're desparate to get rid of the apartments at all costs - take a look on HongKonghomes as they have a good relationship with the specific owner (i tried to view through another agent and was told he was busy, the HKH guys got me a viewing the same day) Good luck ! |
