Harbour Green Review??

Hi,

Does anyone know anything about Harbour Green? How are the location, facilities, rent, transportation?

So has anyone heard of this new apartment development by the Olympic MTR station? The website sure looks enticing...

I just bought and moved in to Harbour Green. Amazing build quality and views for some units. Management is 1st class (MTR Premier) - people greet you by name and everyone smiles and opens the door for you, even the cleaning ladies. There's also everything from bell boy service, concierge,CNN lounge to free coffee every morning. My favorite feature is the LCD in the bathroom which is standard for all units. Other amenities at the clubhouse include a indoor basketball / badminton court, 2 swimming pools, a ballroom, billard, MJ and a karaoke style room with a 60" plasma for the Nintendo Wii + 5 Xbox stations on 40" LCDs. Taxi to Mong Kok is $15 and Causeway Bay is $75. MTR to Central is 8 minutes and about 20 minutes door to door.

Prices start at about 3.3 Mil and rental should be aprox 1.4K, definitely worth considering if that is within your price range and if you work in Central.

Harbour Green

Hi,
I live in Metro harbour view, which is just near to Harbour Green. wat i think is Harbour green is too gud, if u want to pay around 13 k for a small size flat as prices are unreasonably hogher these days!!
so wat i think is u should look arnd places like lai Chi Ko , its on the red line and has gud constructions like Banyan garden & Liberte.

My 2 cents + questions on Harbour Green

I've been investigating the West Kowloon area quite a bit for the past months. Am looking to buy a small 2 bedroom apartment there.

Harbour Green is not cheap because of its superb location and because of the fact that it's developer is Sun Hung Kai. I know many people in Hong Kong that will exclusively buy from this developer.

Sinoland (One Silversea) and Hang Lung (Park Avenue and The Long Beach) have a very mixed reputation in terms of quality.

When comparing prices of the Olympic area to that of the Kowloon Station area, there's a huge difference. In my opinion, it's the Kowloon station area that is suffering from speculators driving up prices to the point where they become unreasonably high.

I have some questions for people living in Harbour Green:
- What is the wind condition over there like? Someone told me that the strong wind makes it pretty much impossible to use the outdoor pool?
- How much is the monthly service fee?
- Have you discovered any downsides to the property after moving in?
- Anyone living in towers 3,5 or 6? I can see from the brochures that the 1,2 towers have more expensive options and a higher ceiling. Are there other differences in quality, service, facilities etc.?

Have you been to Harbour green ? I agree their marketing , website and folders make it look very good. But in fact the flats itself average. I live in Metro Harbour View , just around the corner which is much better value. BTW I'm not trying to be negaitve about harbour green, because I live in another estate. We actually considered both, and choose for MHV.

Yes, I've seen the 675 ft showflat in tower 2.

Tiny indeed, but what can I say? This is Kong Kong.

I've walked past Harbour Green towards MHV, but dismissed it at the time. I had the impression it was not very close to an MTR. (You do have a Welcome supermarket close by right?)

From HG to the MTR is about a 5 minute walk. That's about the maximum I'm willing to walk each day.

Do you need to walk to the Olympic MTR from MHV, or are you closer to another station?

Who is the developer of MHV and what do you like so much about MHV apart from the better price? How old is the project? Questions, questions, questions...

To answer your questions:

Yes the wind is sometimes strong around the pool area and central entrance. However this does not appear to be a problem for most. In fact during summer it is most pleasant! There is also the 20-meter indoor pool if you really find the wind to be a problem!

The management fee is around $2.2 / sq ft.

One downside of this property is that it is sometimes difficult to get taxis outside of the peak hours. Also because it is quite new not all the taxi drivers know where it is.

I'm currently living in Tower 6. Differences from Towers 1 and 2 include:

Lower ceilings
Different hallway design (less wide)
Different kitchen design (no TVs and different cooker as well as being a bit smaller)
Different bathroom design (a bit smaller)

Otherwise in terms of general quality, facilities, concierge service etc etc they are identical.

To present a counter-argument: I also considered MHV before moving into Harbour Green. If you are considering them both on a strictly $ / sq ft basis then yes MHV is much better value. However I believe that Harbour Green has the following advantages over MHV:

Closer to Olympic MTR & Olympic Shopping Plazas(and connected by covered walkway)
Better quality in terms of clubhouse and facilities
Nicer apartments (due partly to the fact that they are new but also because higher quality fixtures and fittings have been used)
Better service from the Tower concierges and clubhouse personnel
Feels less crowded and a has more exclusive feeling (due to the fact that there are only 5 towers as opposed to MHV's 10 or so)

What is that concierge service for anyway? Is it a free service, or pay-per-use?

Tower 6 vs. 1/2:
Prices for apartments in tower 1/2 are so much more expensive. I think I'll pass on those. Do you find the extra walk from the HB entrance to tower 6 te be irritating, or is it ok?

If you got to chose between towers 3,5,6 all over again, what tower would you pick and why?

Please forgive me for all the detailed questions, but am looking to make my final decision next month.
