letting out property

Just been screwed by my tenant who lives in a property my family owns next door to where I live in Sai Kung. He owed us 9 months rent, damaged my car before he left when he was moving out, cracked one of the windows of my own house and now won't answer the phone or give me his address. He's moved locally and I've driven around a bit but can't find his car in the nearby villages. Can't stand scum like that. He even drives a mercedes and has a live- helper. His son however has impeccable manners and I hope he won't grow up like his father.

The problem is I've only just come back to HK and it was my relative who signed the contract with him but didn't take down the ID number, pay the stamp duty or submit a CR109 to the rating and valuation agency. So I am properly screwed. There are also no witnesses to say he damaged my car so the police are helpless. Anyone have any further advice?

Anyway, I will manage the letting by myself now. Does anyone know where I can download a draft tenancy agreement? I know I can buy them but I want to add on a couple of extra clauses to the contract.

You have my sympathy. I also have to watch over village property and it can be a nightmare finding good tenants and removing bad tenants.

The latest tenants that my father rented out to were a nice, respectable family. Unfortunately, they've been busted for major drug-dealing.....

check your tenant background next time, here is a useful website for landlord, but it is a chinese website. it has some BAD tenant information. let your chinese friend read this for you.
