Its pretty much family ties here in u.k is the most common thing.

Parent/Parents born in HK

You have been working/living here legally for 7 years continuously on a work permit.

Or you have a large sum of money to invest in HK, Think its in the region of $6million hk or something like that.

And marrying a local who has permenant I.D.

Those are the pre-requisites that I know of to get permenant residency.

I'm new to this forum and also just came to HK to reside. I'm basically in the same situation as you were in 2 days ago. haha. I'm trying to get my ROA but donno if they will give it to me.. if not hope i can get a ROL like you did.... not sure if they will grant me one....

my circumstances....

- born in 1980
-father HK permanent res - born in hk
- father obtained canadian citizenship before my birth
- mother born in china and not hkid only canadian- so irrelevant
- submitted all the required documents- eg. father hkid, birth cert, marriage cert

do i get the right to land?

Similar circumstances to mine as regards to the citizenship aspect so yes you should get RTL like I did.
