Given that most tenancy agreements are not approved by the banks who hold the mortgage -- they can evict you, if (god forbid) the landlord is not paying the bank and the bank forecloses on the loan. |

| how can you get out of the lease early? I though with the break clause in month 12 and with 2 months notice the earliest you could get out was month 14? Or have I got this wrong? can you give notice in month 10 and leave in month 12? any advice? much appreciated |

| Try actually reading your lease agreement. It will specify exactly what you can do and when. If it says something like "after" 12 months you can give two months notice then its 14 months. If it says something like you can leave at 12 months upon giving two months notice then you can give notice at 10 months and leave two months later. The former option is more common and is the standard in lease forms here. |

| many thanks ! We have to server 2 months notice after 12 months, so effectively 14 months ! |
