Village House for family of 5, near Sai Kung?

Family of 5 relocating to Hong Kong in August. Children aged 4, 6 & 9 years. Looking for rent that is max. 18k HKD/month. Schools not a problem (I'll be an ESF teacher), but would like some space for little ones to run around in. Working on one income for at least a year, so can't afford much.

Any suggestions? Country Parks/Village Homes seem the best, but am open to suggestions.

Yes you should be able to get a village house in one of the many villages just off of sai kung town centre itself.

as theres 5 of you I'd assume you want the whole villa itself as they're on 3 floors at 700 sq feet each floor.

When I was there last year we had one floor and that was $6000 a month for one floor so the whole house is certainly within your budget, you're looking at 2 bedrooms per floor.

Plenty of independant property agents in sai kung town centre but unfortunately they don't seem to have websites etc which you can look at.

That's the news I was hoping to hear. There seems to be a dearth of entries in this price range online. I can find things that are 700 sq. ft. for 6k/month, then it typically jumps to 25k/month!

Am I right in assuming that most apartments are unfurnished?

Pretty much so yes, the newer ones won't have any furniture but some of the older ones may be part furnished if you're lucky.
