| yup, a half-coat is shorter than a full length one and can end anywhere between the knees and around half of the thighs (if it's shorter, then it would be rather a long jacket). a full length one usually ends somewhere around the mid of the calfs or even below that. that's very classy, but too formal and makes me looking much older, whereas a half-coat is a bit more sporty and still elegant. ah yes, and i'm of course not the tallest one, so i use a half-coat to my advantage - just the same way like some women trick with their clothes or petite women e.g. should better carry small bags to balance it out honey, i think that Dickson's warehouse mostly carry woll and cashmere coats unfortunately. but i may take a look in M&S if they have got nice rain half-coats in beige color (like burberry). coolgirl, it may not count for everyone, but never underestimate men in terms of fashion... and you're welcome for the midland site. if you really want to get into it, then it could be possible to copy the data for the transactions into an excel sheet (the html table should automatically copy into cells) and create your own consolidated charts e.g. for the whole western district and add technical stuff like moving average etc. by this you could as well create pricing charts for more than one year (if you are still searching for a few more months longer), or e.g. only for flats with a certain sqft size etc. just take care to factor in that higher floors are more expensive, flat sizes influence the per sqft. price etc. many transactions of flats in high floors and large flats in a month may not reflect the correct average you are searching for. you can use the website as well to not only check for buy/sell prices, but as well for the typical annual rental income to maybe get an indication on undervalued estates (e.g. more than 5% p.a. gross) by copying the data of the lease transactions. just as an "insurance" in case if the appreciation by location doesn't return what you're expecting, as it's a good selling argument for later as well. just a few thoughts written down quickly. hmm... just re-reading my posting and it's quite a contrast to my fashion posting before |
