Breaking lease - any documents required?

I have signed a 2 years lease with 1 year break clause but there's still a long way to go before the 1 year is up and now I will be leaving in Dec.

I discussed with my landlord and he has agreed to let me use the 2 months deposit to offset my rent for Nov and Dec.

However, when I asked him what are the documents which we need to sign in order to confirm this agreement and to make this break a 'legal' one, he said none and that I can just handover the apartment to him when I leave and that's it.

Is this right?

Come up with an informal letter saying that neither you, nor the landlord owe each other anything, all dues and claims are considered settled.
