2 months Left on Lease

Smile 2 months Left on Lease

I have two months left on my lease and when I checked my rental agreement they have 30 days to return my 2 months bond after I hand in my keys. The dilemna is that I need this cash to pay for my next apartment's security bond. Otherwise there is a chance I could be on the street until I get the money back.

Is absorbing the remaining two month's rent into the security bond (ie. not paying rent for the next two months ) an option here? Has anyone had any experience with this kind of situation?
Any suggestions would be great!

Oh, I'm not considering anything that would be illegal. I just need to know if this is common practice and if anyone has any experience doing this?
i am renting through an agent, would I contact the owner or the agent to make arragements?

I've not actually done this myself but have every intention of doing so when we decide to move to a new place. Our landlord’s agent has already told us that the landlord intends to hold back half the cost of the air con repairs that had to be done despite it being his responsibility so we are taking no risks. I do know that others do this although it's really legal it is not worth a landlord’s time and money to go to court as you are entitled to the money back anyway. This is of course assuming that the property is still in good condition. Otherwise you are at the mercy of your landlord as to whether he returns the deposit or not.

The best way for you to settle this would be to discuss this with the owner and come to an agreement regarding the deposit. Talk to the landlord to decide what's mutually beneficial for the both of you.

Don't worry, this is absolutely common.
Many companies do so and simply stop paying the rent two months before the contract ends....
That's the easiest and safest way to get back your "deposit" without much hassle.

the owner. You could use the agent as an intermediary for the arrangement if there are certain issues concerning language,etc..

I had a very bitter experience with my last landlord and agent. The best thing is actually to read your agreement carefully at the time of signing it and let these things added there.

technically and legally that's not correct, but i guess most ppl are using it as a way to protect themselves. but the landlord can't do much anyway so just see how u play it out...
