Which condo/s would you recomend with a rental budget of 50-60K?
We are a young couple with a 1 year old baby and hubby will work in Admiralty.
Any comments on Dynasty Court?

| | | How about Regent on the Park on Kennedy Road? You could easily walk to Admiralty/Pacific Place from that location. I would favor the Kennedy/Macdonnell/Borret Rd area of Mid Levels over the Robinson Rd/Conduit Road area. | |

| | | 2 cents A guess here, but based on previous "How much is too much for rent" and "Where should I live" posts I've read here I think many of us would have more to suggest if you were looking in the $10k-$30k range..

Look at buildings older than 10-15 years. What you said describes the apartments in areas like Pokfulam pretty accurately.
Also, look for older government owned apartments (used for staff quarters etc) which are now privately leased out. For example a fair number of apartments which were used by HKU, queen mary hospital, police quarters are leased out privately in Pokfulam.
Where we live in Pokfulam -- you can score a 1500 sq ft (1350 nett -- 95% efficiency which is unheard of) for around $30K/M. No club facilities in the older apartments though .... | |

| | | You can try the largest flats at the Belchers if you haven't looked there already. It is not really Mid-levels rather in between Mid-Levels and Pokfulam. Some may also say it is Kennedy Town. But really nice amenities, very cosmopolitan, and convenient.
Queen's Garden (close to Dynasty Court) is also nice. But may be above your budget. Dynasty Court IMO is very inconveniently located. | |
