is it easy to negociate a lower rent? We have finally found a great appartment, but it's 18K over our budget and the landlord will only lower by about 5K. Any one know what kind of selling points we can use, to have him lower his rent down to our budget? Any ideas welcome! Thanks!

None other than committing to a longer lease. Landlors typically will grant a marginal discount if you commit to a longer duration.

i think that an $18k reduction is asking a bit much though...VERY unlikely you'll get it. wish you the best of luck though!

Think you should count yourself lucky to get it reduced by 5K. Asking for 18K, is a tad too much, don't you think?

It depends - if the rent is 180K then 18K might be doable. I have done deals getting 10-15% off by paying 6 months up front, but it really depends on how badly the landlord wants cash...

You can also perhaps get a small discount if you can show you are in a stable job. I got one because the rent is paid direct by the employer. I am intrigued as to what the original rent was if you are looking for an 18K reduction!
