| | | Jason M, I checked out your website, and I don't have any affiliation with CC. However I thought that while you raised some valid points, not all could be isolated to CC only. For instance:
- loud construction and noisy neighbours are a fact of life in HK, since CC is in a relatively developing area, there will be more of the former. Unfortunately the latter will be around regardless of the area or bldg.
- the advice you provide is useful and applicable to a large #'age of bldg's in hk, ie.respect to the view, quality of construction, etc. It's too bad though that your friends seem to be running into alot of the -'ve aspects
- To be more effective, I think you should provide disclosure on your role (are you the landlord? or are you just friendly posting this for your friends? I couldn't make out your role exactly) and also file complaints to the landlord and have him/her chase down the bldg management
- Never ever take what the agent tells you without doing your own due diligence, that is applicable everywhere and anywhere

good luck with resolving these issues...i'd just move out if i was them, screw the deposit etc, it's just money and doesn't warrant suffering like that. | |

| | | Not moving to Tung Chung now Jason - I would just like to say that we were about to sign on the dotted line for a unit at the Caribbean Coast and then I read your info.
We were a bit iffy about going there due to the size of the unit - but had decided that we would go, then after reading about all the problems your friends have gone through - we have changed our minds.
We have now found another unit in a very quiet complex with just as many facilities as CC (and much nicer I might add) and are looking forward to moving there instead.
THANK YOU for posting this info on CC.... I'm so grateful we didn't move in and then have issues with noise and construction and shoddy workmanship... | |

1. if construction don't pile during the day, shld they do it during the night ? a night shift person shld consider that and pick places that are really quiet and all construction closed.
2. its the landlord and agent's responsibility to sort out a client's demand, not the property manager/developer.
other parts.. well, its rotten to have unfrenly security guard. at my place the security guard is really frenly. everytime he sees my wife with the baby coming out/back he wld walk out from his guard post and open the door, say hi to my boy... 8-P | |

Yeah there were tons of stuff needed to be fixed when we just got the apartment, but those should be sorted out before the buyer signs off the inspection sheet. Your friend should just get the landlord to fix them.
I never have any problem with the security guards and front desk staff, they were all friendly and helpful. It is written very clearly that you need to show your tenant card when you board the shuttle bus or enter the premise, why should your friend expect special treatment? There is a reason for the card rule, people do abuse the shuttle bus service until the rule was strictly enforced, and I sure as hell don't want to have broadband/IDD/telephone/TV promotors ringing my doorbell on a daily basis.
Noisy neighbours are troublesome but you will find them everywhere. See if the police can help, but keep in mind that unless it's between 11 pm and 7 am they cannot do anything about it. As for the school's PA maybe your friend should just complain it to the school instead? | |

| | | Not that bad I actually don't think the Caribbean coast is that bad. I live in Tower 11 and I find it very quiet. I have two small children, 1 and 3 and if it was noisy i would be the first to complain. Although some of the staff speak very limited english , they are always friendly and open doors and greet us when we come in. I find the shuttle is there whenever we need it and they have great facilities to entertain myself and the children. I love the fact that there is s grocery store and pharmacy right downstairs and I can get other items from the home accessories store. I am so sorry to hear that others have had negative experiences but it isn't that bad, really. | |

I've got friends who moved in there a couple of months ago and they are very happy. I've got no problems with the security and other front desk staff as they are quite friendly.
I appreciate the resident card regulation as it is for resident's safety. People in HK are always busy and most of the time, the front-desk will only see us twice a day, when we go to work and go home at night. Maybe your friend doesn't realize that estate employees works on different shifts, so the people behind the desk in the morning is not the same person who sees you at night. And do you remember when we first arrive in HK when every single Chinese face looks entirely the same? They
Thanks for the warning anyways.... Im sure it did help a lot of people. But I've spoke with REAL CC residents and they are very happy. I like Tung Chung for some many reasons, but you don't recommend CC or Tung Chung Crescent, so can you tell me where is the best estate in Tung Chung?
Where do you live anyways? If your place is far more better than what CC could offer and the price is equally affordable.... then let me know where you are...... I would love to be your neighbour.... and take note.... we don't have wind chimes :-)
