| Buying a flat in tung chung Hi Guys I am planning to buy a flat in tung chung. Is anyone have suggestion which apartment? and do you thing is it a good idea living in tung chung. We are foreigner and have 2 kids. Is it close to international school? thanks a lot guys. |

| I heard that the second market in Tung Chung is not good. You can consider Tsing Yi or Park Island, if you want to live close to airport. |

| the price of the housing in Tung Chung has been increased alot. my friend made 1M profit from selling her condo out. Im not sure whether it is good to buy a condo at this moment as Im trying to sell out my condo, I live in TKO. My condo is just near to the station and have residential club, furnished and renovated very well. Plus the price of my condo is lower than the market price. However I still cant sell it out. |

| Hi, First of all, I must start that I have a property in coastal skyline for sale; but I m not trying to sell you!!! From my point of view, u should consider the following: 1, the location: if u prefer to live close to the airport; i suggest u to choose Tung Chung; 2, the air condition: as I know, the air pollution is certainly a problem; 3, environment: Carribean have an excellent club house; coastal skyline is ok, 4, the price: the existing price is relatively low when comparing to other location. |

| Tung Chung is a good starting place in HK - shopping mall / cinema some rests and good access to Lantau (walks, beaches)- 10 mins from Disco bay by regular bus - euro res cum resort. Mtr - 25 mins to central - 5 mins to airport by bus- 25 min drive by car to TST / HK Island.Property reasonable value (comparisons) Polution can be a prblm sometimes but access to Lantau compensates. Schools - SPS primary -tung chung cresent - intl pre school Sunshine near MTR - ESF at Tsing Yi - depends on yr childrens ages - secondary school slight problem may have to use MTR. Slightly isolated from western type society but its HK and Disco Bay is on yr doorstep.New Hotel open and cable car opening soon Compared to commuting to major Euro cities - easy -h/e be careful u look at all options in T/C as internal transport(mini bus) is not great but some good club facilities - underused. Second hand cars are cheap in HK but parking and running expensive h/e good option if you live in T/C. Quote:

| I live in Tung Chung and we have 4 separate friends who have bought and wish they hadn't. The resale chances are very poor as they are building more and more apartments all the time. One friend in particular is having a real hard time trying to sell his place I would not recommend you buy there but of course the choice is yours |

| I absolutely agree with Misty, one the biggest problems with Tung Chung is the over saturation of vacant apartments and the spectre of even more being built. Supply and demand is always an issue of property decision making, when you are buying in an area that is far from being settled as such, it just stagnates, like Tung Chung property has proven via transaction history. Compared to majority of the established apartment developements dotted along Castle Peak Bay, Discovery Bay, Sham TSeng, So Kwan Wat, Siu Lam and the Gold Coast, where values have shot up over the last 6 months. You can also expect a car park included with most of the larger apartments that have been modernised to a very high European standard of interior design. The other issue also is Tung Chung looks more like a mass density commercial hotel complex, and there is very little to do on a out door leisure perspective thats within walking distance. What I mean by that is things like if you want to walk along the beach, go sailing at a marina, spend an afternoon at an out door pub or just wander around the 2 promenade fea markets that are established here. These things all amount to creating a desire to "want" to live in the location, and as they always say with real estate, the 3 things that matter when buying investment property are, Location Location Location. Tung Chung is in a location that wouldnt satisfy the majority of the mainstream bohemian type xpat. I say this without any emotional opinion, purely from a observational perspective of what Tung Chung properties have performed over the last 12 months. Maybe if more than 80% of the apartments were actually occupied with no further development, then maybe the market would yield far interesting returns. |
