Price can be varies, depend on which floor you living on, also how many bedroom. As for us, we contacted the agent, and she take us to see the apartment. And yes, you do have to pay the agent. Most of these apartments are half furnish, meaning it come with bed, mattress, sofa,table...ect.. might not be too pretty looking tho.
Do you know any one in HK? If not, you can first rent one of those full service apartment for short term, such as a week. And during that week, work with the agent and go see the apartment.
What's your main concern about the apartment? As for us, we just want a new building and bigger room, since allot of apartment in HK look like a little box. I recall u mentioned about the age of the apartment building is quite old in HK. But keep in mind, the building might be old, but most the time, the owner renovate it before renting it out. So the apartment can look shiny new, but the building itself is old. Meaning you still have to deal with old & slow elevator and stinky stairway
I can forward you the number of our agent if that help. Maybe you should make a list of those things which matter the most to you when it come to renting a apartment, and make sure the agent know this clearly before taking you around and show u the apartments.

near mtr and public transportations?
near work?
ect....
BTW: the rate for those apartments we looks at both building varies from HKD$ 1600-2200. But this is the rate back last year when SARS was happening. Might a little more now.
