I live near Tia Po ( Ting Kok village ) in a brand new apartment - 2nd ( top floor ) with the roof for my exclusive use, so effectively a great play area for any children as it has high walls for optimum safety.

Mountain views to the rear and the sea to the front.

The main bedroom is ensuite in this ( rated as ) 700 sq ft, 3 bedroom unit.

Village houses are always a good thing to look at rather than town based high rises. The buses ( double deckers and the mini buses ) run every 5 minutes so you really don't need to have a car and is as good as when I lived in the Island ( Tia Koo ) with the MTR the same short distance as the bus stop. Distance for distance is cheaper too!

My rent ? HKD6,500. Typically rentals in the area are 5 - 6.5 K dependant on age and position near the sea view / ground , first , second floor. A heck of a saving for families on a budget.

Oh we also have safe cycle lanes all the way into Tia Po and a bike can be bought in excellent second hand condition here for HKD300 ( we have two ) so days out can be very open space and health orientated. There even rental bike " pedaloes " to take the smallest of children out for the day.
