I've not actually done this myself but have every intention of doing so when we decide to move to a new place. Our landlord’s agent has already told us that the landlord intends to hold back half the cost of the air con repairs that had to be done despite it being his responsibility so we are taking no risks. I do know that others do this although it's really legal it is not worth a landlord’s time and money to go to court as you are entitled to the money back anyway. This is of course assuming that the property is still in good condition. Otherwise you are at the mercy of your landlord as to whether he returns the deposit or not.
